BUILDING SURVEYS
A Building Survey is an inspection of a property to suit individual client requirements.
Our surveys are in line with RICS Guidance and depending on the option chosen will describe the condition of each element of the property, identify any defects and their apparent cause, the urgency of repair, maintenance options, and where requested may also include an indication of the cost to repair.
HOME BUYER REPORTS
A homebuyer report, also known as a Level 2 Home Survey, is a detailed inspection of a property's condition. It is particularly suitable for conventional properties in reasonable condition and typically includes an assessment of major defects like dampness, structural issues, and roofing problems, highlighting the urgency of any defects or issues.
This type of survey is recommended for potential homebuyers as it can reveal problems that may not be immediately apparent, ensuring that they are informed about the condition of the property before proceeding with the purchase.
VALUATION SURVEYS
A valuation survey is a simple property inspection usually required by a Financial Institution to advise if the property is worth the price you have agreed to pay in order to secure their lending against it.
The survey uses criteria set out in the RICS guidance documents. It is not the same as an estate agent’s valuation.
PARTY WALL MATTERS
The Party Wall etc. Act 1996 confers certain rights and obligations on you or your neighbour if either are planning to undertake building work that fall under its provisions.
It is an important piece of legislation and provides a structure for the prevention and resolution of disputes between neighbours, through the appointment of Party Wall Surveyors who must take a practical and impartial view within the framework of the Act.
SCHEDULE OF CONDITION
A Schedule of Condition acts as photographic and written evidence of the state of the property at a given time. It ensures any defects, damage or issues can be easily identifiable in the future.
It protects both the parties concerned when it comes to determining who is responsible for repairs to the property and applies to the lease agreement, building work, and forms part of an award document under the provisions of the Party Wall Act.
DISREPAIR
Landlords are responsible for meeting specified basic conditions and repairing obligations under Section 11 of the Landlord and Tenant Act 1985. Where, they do not, and your property falls below reasonable living conditions, you as the tenant can claim against them for specific performance of their obligations.
The survey report prepared will indicate the matters of alleged disrepair which are attributable to a breach of the express repairing obligations and can be used by a law firm to represent you.
Snagging Surveys are designed to identify any problems with a new-build property prior to taking ownership or whilst still within the warranty period, or with a refurbishment project before making final payment to the contractor.
The survey picks up anything from minor to more serious and structural issues that can cost significant sums to rectify. It gives the developer or contractor the opportunity to provide the finish and standard expected, whilst offering you peace of mind.
